Gazprom Tower broke the height record. Under the Lachta Center tower, the whole city will spread as a Gazprom Tower in Lakhte

In mid-October 2018, the Multifunctional complex "Lakhta Center", the construction of which was started back in 2012, received permission to commission. The opening of the first phase of the complex, the dominant of which is the highest skyscraper of Europe, is planned at the end of the next year, and many months in the new headquarters of Gazprom will be carried out on interior decoration, equipment and improvement of a huge territory. However, already last summer During the broadcasts of matches of the World Cup 2018, the world was able to see a new vertical dominant that form the panorama of modern St. Petersburg.

The silhouette of the 462-meter tower, the composite center and the main accent of the complex is the embodied energy of the flame, the symbol and the Gazprom logo. Five wings of the tower sequel turn on 0.82 degrees relative to their centers or about 90 degrees all over. As they climb, they decrease in the amount, thereby creating the silhouette of the spire, the proportion and the form of which allow you to perceive it as another urban spire, stylistically not competing with the existing dominants of the historic center.

The formation of the tower is built on the architectural principles laid by the builders of the ancient pyramids: the whole mass of the building visually directed upwards, concentrating at the point of the vertex. According to this principle, almost all historical vertical dominants of St. Petersburg are built - spiers and dome. The silhouette solution of the skyscraper is just a transitional form from the dome to the spleen, with a gradual increase in the radius of rounding from the arc at the bottom to the line to the top. The rich plastic of the facades of the tower through the organic composition of volume gives the object dynamism, symbolizing energy and development.

Architectural and technical solutions "Lakhta Center", over which the team of architects, designers and engineers of Gorproekt (the General Projector of the Complex) has been operating since 2011, in many aspects are innovative not only for Russia, but also for the whole world. The project in which there is no repeating (typical) floor, is considered to be one of the most complex and unique even in comparison with other meganebosbras of the planet; His implementation took part leaders of the global construction industry, leading contracting companies and manufacturers from Europe and Asia. The solution of the most complex design tasks was possible only through the use of the latest BIM-technologies and parametric design.

Particularly unique facade solutions of the complex. First of all, a record number of glass was involved in it: the area of glazed shells is about 130 thousand square meters. m, of which on the tower - 72.5 thousand square meters. m (it is 16.5 thousand windows). In total, the production was used more than half a million square meters of glass, and the glass was applied not only as a translucent shell of mounted stained glass windows, but also as carrying structural material: a record height of all-glass-and-the-incident racks (more than 17 m without a single seam) provide maximum visual lightness and Transparency of planar stained glass windows at the level of the public spaces of the atrium.

Secondly, for translucent shells, the latest synthetic materials were used, for example, the ETFE film from which the pneumatic elements were made ("pillows") of the center lamp of the central attraction of the stilobate part of the complex. This decision made it possible to significantly reduce the weight of the construction of a huge flashlight longer than 250 m, while not allowing the risks of its icing in the winter. On the facades of stilobate buildings, an energy-saving double-eyed glazing is used, which performs ventilation of buffer zones in passive mode. In the tower, an intelligent two-pixel facade was implemented, allowing (already in active mode) to automatically ventilate the buffer zones between the two beats of the facade - in the summer it will prevent the heating of the rooms at open ventlips, and in winter, on the contrary - to accumulate solar energy due to the greenhouse effect, reducing solar energy Energy consumption for heating with closed ventlipans.

Curved in three dimensions of the stained glass outdoor thread is assembled from huge glass windows with an area of 11 square meters. M each. All 15 facade facade facade face look like a single glass sheath, curved spiral with a turn of 90 degrees for the entire height. Each double glazing in the plan bent at an angle of 0.82 degrees in the cold form (without the use of forms and traditional heating into the furnace to 600 degrees), which made it possible to save a huge amount of energy in production. Today, this stained glass window is the largest cold-made facade in the world, he broke the record of another of our project - in Moscow-City.

The "Lachta Center" tower, however, not only the highest in Europe, but also the northern megainbackreb in the world. For several months a year, the 100-meter spire will hide in low clouds, that is, in the zone of increased risk of condensate formation on the surfaces of its facades. Measures to combat icing here are extremely important here, while the task was complicated by the fact that no one built us at such a latitude and in such a wet climate so high buildings.

"Lachta Center". Photo of the press service "Gorproekt"

In winter, the condensate will be imposed on the surfaces of the spire in the form of ice, which can threaten the drop in fragments or as much as icicles, so we have developed a unique spire anti-icing system, which is designed to fight ice clusters on large metal surfaces. In the spy of the tower, the glass is replaced with stainless steel cladding with a heating system in the cold season, and a steel grid that allows you to control the formation of dangerous hazel and icicles on the shell of the upper part of the skyscraper.

The facade service system is unique, for washing and repairing stained glass or replace glass windows moving along the spiral trajectory of the rail parallel to the facade shell. There, in these rails, both active dynamic architectural illumination, and anti-icing systems are integrated. Special sensors will ensure that local heating should be included in the locations of the possible appearance of the land. Flashing aviation barrier lights on the top of the spire work 24 hours a day and are visible to aerial pilots and sea courts For many tens of kilometers.

The set in the project of innovative energy-efficient solutions, the object claims to "golden" the Leed certificate, which makes it a national leader in part of energy saving and careful attitude towards environment - Still, we are talking about headquarters of the largest energy company.

Of course, "Lakhta Center" is not only a tower, it is huge complex 400 thousand square meters. m, of which the tower takes only a third. The area of the first phase site is 8 hectares, they will appear large well-established spaces: three public areas, an open amphitheater with a scene on the background of the bay, the Museum of Entertaining Science with Planetarium, MustoFunctional concert hall. The tower completes the publicly available viewing area in the lower spire space, the unconditional center of attraction for tourists.

"Lakhta Center" is a city planning flagship of the agglomeration in almost the center of the Ring of the Lagoon of the Finnish Bay, guessing the ring motorway (CAD) - it is in its orbit "Big St. Petersburg" and will develop in the XXI century. And the tower on the bay, in the geometric center of this orbit, as a grand lighthouse forms the marine facade of the metropolis directly opposite the passenger port, simultaneously hosting the summer tourist season of 5-7 cruise liners. And they meet them and escort "Lakhta Center", a symbol of modern St. Petersburg.

Historical Wednesday in Lakhte? Do you know our city well? The city center is far away, the question is now simply not relevant.

- Local cityholders continue to insist that the tower will become dominant, will be something to close. She is also 462 meters in height.

In fact, the height of the tower is 462.7 meters. How to understand the statement of townsmen, that the tower will close something? Close view of the seaside highway? View of the residential building? Do you care? It will be visible against the background of other objects - I agree, but to close, or dominate the significant historical objects will definitely not be. If the house is beautiful, why strive for no one to see him? Our project is very beautiful, the time will come, everyone will be proud of them.

I saw one photojaba. In the picture, our tower was visible against the background of the copper rider and the signature: "You see, what angle, everything is spoiled, it is impossible to take a picture." I do not know ... I myself have been photographed many times next to the copper rider, but never photographed the statue from the tail. Why do these people care?

- And what is the most important difference between the "Lakhta Center" project from the infamous "Okhta Center"?

These are fundamentally different projects. On Ohta, a simple business center was designed - the tower with office space. In fact, a closed space was obtained, a thing in itself. The employee would come there, worked, received everything he needed, and at the end of the working day I left home.

The rest of the townspeople could get into the "Okhta Center" to visit overview Or sit in a rotating restaurant on the 74th floor.

In Okhta Center, it was not intended to create a social infrastructure, and in Lakhta Center, there is a very large amount of additional functions, which in terms of the ratio of space will dominate the office component.

The main volume of offices in Lakhta Center is located in the tower, and spreads under it whole city For residents of nearby areas and tourists. The public component of the project includes sports and medical centers, shops, conference rooms, an entertaining science center for children and planetarium.

- How was the idea with a planetarium born?

Architects always seek to offer some kind of chip, the highlight. We have several of them on the project. The idea of Planetarium was not born immediately. We had a multi-dear space, and we all thought, how to use it in the best possible way. For months, we worked out this question, and then - once! And the planetarium was born! A huge ball, which seemed to be thrown from all over the scope, and he sticks to the facade. Very spectacular. It will be visible from the street, and from passing cars, he will be another reason for people to come to us.

- And the tower itself became more than the project "Okhta Center"?

The tower has become higher, more in diameter, has changed in shape, in its structure. This is a completely new project. Externally left some similarity, it seems yes, one and the same tower, but in fact the tower is completely different.

- Are there constructive differences?

The principled constructive scheme remained unchanged, we only could optimize and reduce the number of technical floors, were able to abandon some columns, simplified the beam system. And in the Lakhta project, new technologies were significantly changed significantly. Currently, we have successfully completed work on the arrangement of the pile base of the tower and a multifunctional building. In Lakhte, under the high-rise building, burbot piles with a diameter of 2 meters are laid, and on Okhta, foundations in the form of Bareth were provided, which are much more expensive. It became possible because in a new place the situation with the soils is much better. Thanks to this and other optimization solutions, we get a good cash savings in the calculation of one square meter.

- What are the parameters of the tower?

The office part will take about 120 thousand square meters, and the entire useful area will be about 200 thousand square meters.

The tower is office, and all that is connected with it is service to office space. The top of the tower has been created under public functions, there is a sightseeing platform, a rotating restaurant and a conference room area, which can be handed over to short-term rental for any events. The rest is the offices of our investor.

- Do not plan to pass the square to other companies?

Currently, everything is done under the needs of the investor, but perhaps some squares will be surrendered to third-party tenants.

- The project on the official site involves the placement of the apartment complex in the building, these premises will also not be soldered?

Not a complex of apartments, but a hotel on two hundred numbers, a simple four-star hotel. Do you imagine how much people do we have? We must place them somewhere. This is headquarters.

- That is, the apartments will not redeem by anyone, including top management of the company?

Not. This is a pure hotel with its logistics solutions, delivery and cleaning of premises. If there were apartments to implement, we would change a lot in the project.

- Tell about the space around the tower.

At the adjacent territory of the business district there is a parking for tourist buses, there is a way out to the pruneral construction, will appear museum complex "Poltava".

Entrance groups in the eastern part are designed for employees, they are decorated with a very beautiful arch, a span of 99 meters, unique engineering structure. A business and tourist life will unfold around this arch.

From the southeastern part of our territory, a large walking area begins, stretching along the pedestrian bridge to the 300th anniversary of St. Petersburg. Hiking route will be about 8 kilometers, the question of building a pedestrian bridge and the Cross Island is being worked out.

The pedestrian zone is not a track of 1.5 meters wide, this is a space where any events could be held, right up to the May demonstrations. At the southern part of our territory there is an amphitheater.

- Can I have a little more about the amphitheater?

The amphitheater appeared in the project by chance. There was a very complex volume and spatial solution to the operated roof covered parking lot. It was required to create a smooth transition from the highest level of the roof to the water, and our architect proposed to arrange an amphitheater for 2 thousand people. We happily agreed, and we have another "chip".

As a result, we had a space where we can conduct any activities associated with open air and water. We want to observe water fountains from the amphitheater, and water shows, and theatrical performances, competitions ...

The northern part of the territory will be used to ensure pedestrian availability. There will be railway platforms, the metro station. On the North Square we are planning to hold an open-air exhibition.

- In the project on the official website, the lake appeared

Do you have little water of the Gulf of Finland? The lake was not, were and there are water stroits, and this is something completely different. There were water stages not by chance. We conducted aerodynamic tests to determine the wind loads on the tower itself, as well as with the level of comfort of pedestrian zones.

As a result of this work, we defined zones where very strong wind is possible at the expense of downward air flows. We marked these zones red on the plan, and then "red" changed to "blue" and made a water surface there. People will not walk in these zones, and the project will receive decorative and protective functions for pedestrian zones.

- How will the transfer be organized?

The metro station is expected only by 2025, so it will have to operate the object without the subway for 7 years. The transfer question will definitely be resolved, but for the time being the first thing that comes to mind is to use the ring from the metro station "Old Village" and "Black River".

A project is also provided for a sufficient number of the machine (according to the standard one should create one machinery for 5 employees and 1 machinery for 10 visitors, but we are planning to make more machinery), and for tourist purposes, together with the city, the project is being worked out. transfer node - These are these new railway platforms "Lakhta", intercepting parking. There will also be a public stop terrestrial transport. All this should start operating by 2017.

- How many people will work in the tower?

In total, about 10 thousand people will be located daily on the territory of the complex: more than 5 thousand office staff and about 4 thousand visitors and tourists.

- Can you call an approximate volume of investment in the project?

I am not involved in this question. I only define the validity of concrete solutions. For example, we calculate the economy of cooling systems. I know how much money we will save on this. And the total cost of the project is the competence of my leadership.

- And if you compare with the project "Ohta Center", then what project is more expensive?

It is generally possible to compare - objects are completely different, but the cost of construction of one square meter in the project "Lakhta Center" is lower, because here is another situation with soils. We are just very lucky. And the amount of useful areas is much more here.

- The object will be entered in a phased or one queue?

If we were like in MMDC "Moscow-City", when the entire development is divided into separate stages of construction, each building is commissioned independently - we would be scary, but we have all the buildings - a single whole object. Project documentation is designed without the selection of queues, without the allocation of start-up complexes, without the allocation of construction stages.

In our project, engineering provision, transport accessibility and everything else is created comprehensively, one tower cannot be commissioned. We wanted to divide into the stages, but it did not work out, so we will all be introduced at the same time, for which the builders said a lot thank you (in quotes). We will have to put into operation all 400 thousand square meters. It will be a feat, because in Russia there was no such thing in order to introduce 400 thousand square meters at once.

- Tell me what is happening at the facility? What stage goes?

Works are in full swing. Completed piles, the work on the padding of the towers of the towers are completed. This is a tremendous structure - five football fields in a depth of 20 meters. It is so beautiful that the spirit captures. There are disks spacer, wall in the ground, all massive and good ... a colossal construction structure. Working designs physically feel. There are people at thenime, they are very small, because the height still makes itself felt. Near the bay, and in the pity, dry. Man, far from construction, does not fully understand how difficult it is. It's just beautiful with a capital letter, beautiful in terms of human capabilities, its engineering thought.

One of the highest buildings of Russia and Europe - modern skyscraper Lachta Center - located in the Primorsky district of St. Petersburg. Its construction began in 2012, the building was commissioned in 2018, and the opening of the Center was scheduled for the beginning of 2020. In addition to the headquarters Gazprom, there will be offices, scientific and business centers, amphitheater, sports club and other infrastructure. The main highlight of the tower will be the observation deck, offering panorama of St. Petersburg and the Finnish Bay. The cost of Lachta Center is estimated at 2.5 billion dollars.

Latching Center Lacht Center

The most anticipated object of the complex is the viewing platform, which will be located at an altitude of 360 meters, on the last floor. It will be a panoramic area with an angle of view of 360 ° and with telescopes for a detailed review. High-speed elevators will work for lifting visitors. It is planned that the observation deck of Lachta Center will be one of the most popular tourist attractions of the city.

Christmas tree

Despite the fact that the official opening of the skyscraper has not yet taken place, Lakhta Center is already participating in cultural life Northern capital. In honor of the celebration of the New Year on December 31, a festive illumination was lit on the facade of the building, which turned the tower into the world's highest green Christmas tree in the world.

At the moment at the level observation deck A webcam is installed, which in real time broadcasts the Panorama of St. Petersburg and the Finnish Bay. You can view popular attractions of the city - Park named after the 300th anniversary of St. Petersburg, Gazprom Arena Stadium, Yacht Bridge, Elagin Island and other objects.

Floor plan and architecture

Due to the wide coverage in the media of the construction of this object, many are interested in the question "how many floors in the Lakhta center and what will be there?". According to the project, in the tower 87 floors, and total area The premises is 400 thousand square meters. meters, of which the offices were determined - 130 thousand square meters. meters. To move between the floors, it is planned to start almost 40 elevators. In addition to the main building, the complex includes two more structures that are located on the sides of the tower. Their height varies from 22 to 85 meters.

Project Lachta Center

In addition to the observation deck and headquarters of Gazprom in the complex the following objects will be located:

 • Panoramic restaurant of Lachta Center. Halls will be 75 and 76 floors (height is about 320 meters). It will be a pleasant alternative sightseeing site. According to the results of the selection of applicants for the creation of a restaurant, in early 2019 the management company announced the winner. They became the famous Russian footballers - Brothers Berezutsky, who proposed the concept of a restaurant of Russian cuisine, the basis of which will be the products of Russian production and unique recipes from all over the country.
 • Multifunctional hall - Transformer and Congress Center. The unique feature of this hall is that, if necessary, it can be divided into two rooms. This is the first similar object in St. Petersburg. The location of the chairs and the configuration of the scene may vary under the format of the event. It is planned that concerts, performances, modes, and other events will be held in the Transformer Hall.
 • Scientific and educational center. The main task of the scientific center will be the popularization of science among the population. The center will be opened for a wide audience, educational events will be held here - lectures, exhibitions. The exposition area reaches 7000 square meters. meters.
 • Medical Center. Therapeutic and diagnostic complex of Lakhta Center is intended to provide services to residents of the Primorsky district of St. Petersburg. Equipped with the most modern equipment, the medical center will have dental, therapeutic, surgical and other services.
 • Sports complex. In Lakhta, the center is planned to create a large sports center, an area of 4600 square meters. meters. The gym, halls of group classes, swimming pools, relaxation centers and rehabilitation will be located here.
 • Atrium, trading platforms, exposure. For employees of offices and visitors, the skyscraper will work exhibition halls for art objects and artwork, multimedia hall, as well as cafes, canteens and shops.
 • Offices. The management company offers offices from 650 to 2100 square meters. meters. Detailed information At the administration, contacts can be found on the official website of Lachta Center.

At the foot of the tower, on the territory of the bay leaving, it is planned amphitheater.. Calculated for 2000 places, an object with the first type of such type in St. Petersburg. The amphitheater is focused on the sea, according to the plan of architects, the scene can be water or coastline.

Architectural solution

Since the Lakhta Center building has an extreme height, then when developing a project and construction, great attention was paid to the stability and safety of the design. The main tower has a central core from reinforced concrete, inside which the most important communications and security zones are located. The foundation of the skyscraper costs 2080 piles, and overlapping and columns are made of metal and concrete.

The architectural concept of Lachta Center has been developed by RMJM in 2011. According to the authors, the outlines of the skyscraper perfectly fit into the landscape of St. Petersburg and make up a harmonious combination with spiers and domes of the Petropavlovsky Cathedral.

The glazing of the center of the center is made without junctions, which gives the building ease - smooth walls of the facade reflect water and clouds.

How to get to Lachta Center in St. Petersburg

Subway at Lachta Center

The nearest metro station "Runovaya" is within walking distance of skyscraper. A walk will take about 20 minutes, but while the tower does not work, you can admire it from the territory of the park 300th anniversary of St. Petersburg.

Route from the metro to Lachta Center:

In the plans of the authorities to build a new metro station "Lakhta". The project is included in the Metropolitin Development Plan until 2025.

Ground transport

Near Lachta Center is the stop public transport - "15th km of Lakhta." There are buses No. 101, 101a, 110, 211, 216 and minibuses No. 206, 210, 232, 305, 305a, 400, 405, 417, 425.

The skyscraper "Lakhta-Center" was built up on 35 floors (147 meters) and installed a new record among all buildings of St. Petersburg.
There is one building above - television, and this is not considered. In addition, in 2017 the building will be 2 times higher, and by 2018 the height of the skyscraper will be 462 meters. It will be higher than the "Federation" tower in the Moscow-City business center in the capital and will become the highest building in Europe.

Until now, the city record belonged to the Moscow Region "Tower leader", which, by the way, is the highest building in the world in the northern latitudes. From historical buildings, Petropavlovsky Cathedral is leading with its 122 and a half meters, conceived as the main dominant city. But technology is stronger.

We will remind, the construction of Gazprom headquarters was accompanied by the fights of town designers with the authorities, because initially its construction was not planned in Lakhte on the shore of the Gulf of Finland, but in a small ohunt on the right bank of the Neva. The authorities believed that this would be a new symbol of the Northern Capital, and the inhabitants were against the tower almost in the center. Now people and authorities have agreed. It is planned that "megasocofering" will attract financial matches from all over the world. It has already fallen into the "Guinness Book of Records" for the most huge foundation in the world. The Gazprom Tower will acquire a finished form by the end of the year, in the meantime, the concerns of citizens cause plans for the development of adjacent territories. Fontanka studied Gradplan, left for the terrain and received answers to questions from the first mouth.

The tower "Lachta Center" will be completed in a year. When road junctions appear nearby, the amphitheater, the international level yacht club and the Tennis Academy of Tennis, will open, where the trees "disappeared" from the images of the project, "the executive director of the project Alexander Bobkov said in an interview with Fontanka.

- When will the "Lachta Center" be delivered? Are there any delays?

- As a construction site is going, you can already observe a naked eye, at such a stage it is not to hide anything - neither delay or separation forward. We plan to end the main construction and installation work by the end of 2017, which will form the final architectural image of our complex. From now on, everyone will be able to see it as he was conceived. And in 2018 we will end internal work and improvement to pass the complex in the fall of next year.

- Can new American sanctions affect the pace of construction?

- The main foreign equipment that we needed has already been purchased, and we do not fall under the criteria that are described in sanctification. So emotionally it is all unpleasant, but objectively we have no reason for concern.

- When will the structure of Gazprom structures begin to move into the complex?

- This is a question more to tenants, which independently equip the internal spaces outside the general zones of the center. They are already seriously engaged in this issue, it is designing, and I think that during 2019 the main relocation of the structures of Gazprom will be completed in the complex.

- The Gazprom president will move to the tower and Alexey Miller?

- The building has a block for the management of the company, including the place where the Chairman of the Board can work.

Smolny promised to build road junctions from "Lakhta Center" before the end of its construction in 2018. How do you assess the performance of these obligations?

- As such commitments of the city authorities, it was before Gazprom. There was responsibility to citizens, in particular residents of the Primorsky district. Plans for road infrastructure facilities were announced back in 2009, three years before our appearance on the site. Unfortunately, the speed of their implementation is lower than I would like. We hope that next year work will begin on the construction of the overpass between the seaside highway and the territory of the southern part of Lakhta-Olginino, as well as several auxiliary roads. According to the data that we have, similar objects are usually built in two years.

- So, the disconnection will appear after the opening of the "Lachta of the Center", and the area will be standing in traffic jams?

- We simulated the transport situation in the Lakhta Center area and found out that the project will not damage the current transport infrastructure. Transport flows that will generate our complex are reversing. While in the morning, residents of the bedrooms will go to work in the center of St. Petersburg, our employees will guide on a practically empty seaside highway to work towards Lakhta. And the same situation will repeat in the evening when our employees at 18 - 19 hours will go home to the center, and the highway will stand in traffic from the city.

Now there are 11 thousand people at the facility. Everywhere around you can see parked cars, which is not very pleased with the locals. How do you solve this problem?

- Already at the initial stage of construction, we organized the delivery of workers by buses. This is happening now. But at the current stage, the number of highly qualified personnel involved in the installation and commissioning of engineering systems has significantly increased. They do not use a centralized delivery and drive themselves on the machines.

Neither to us nor the inhabitants like a huge number of personal transport, which stands on lawns and along the roads. We are trying to solve this issue in direct communication with the general contractor: include items that it should provide order not only on the site, but also around it; We insist that the number of buses, we work with the police themselves. We try to organize building towns more "vertically", so that there is more space for the organized parking of personal transport. That is, we are trying to bring the situation in a normal way with all possible ways.

"Fontanka.ru"

- And after passing the center where cars will go 10 thousand workers and visitors?

- For the future, we have a spacious underground parking, more than 2,200 cars, under the center of the center, and after its opening, cars workers and guests will not go beyond the limits of the red objects of the object.

- places five times less than workers ...

- It should be understood that a significant part of the staff of the complex is not white collars and not "automotive" people. They will be dealt with public transport.

- What kind of transport?

- right in the target Lacht Railways will be created new railroad station. It will be possible to sit on the Finnish station and quickly get to the area "Lachta Center". Russian Railways are ready to start work during the year. And in the future there are plans to restore the two-way branch in this direction, which was 100 years ago on this territory. We hope that we will see these changes by 2020. In the meantime will not be transport infrastructureThe continuous transportation of people from the "Running" shuttle will be organized.

- How will tourists get?

"We expect that tourists will arrive on the water - trial with a large sediment type" Moscow "will dwell in the port of" Hercules ", and the water taxis is smaller - at the pier directly from the tower.

Locals complain that Gazprom promised to build them the park. He appeared on the first images of the project. Now in its place new buildings of the complex. How did it happen?

- We are located on the territory of the former industrial zone. Here we had sand veryans with drags and storms walked into windy weather. This is all to the question of the "destroyed park and when we will refund." He was never.

According to the initial project "Lakhta Center" on parts of our land plot, a recreational zone was provided, which is now called the residents of the park, because in the pictures she looked green and comfortable. But after the decision was made to move the "Gazprom" entirely, the office complex has arisen at this place, which will take an additional amount of personnel. This is the story of the lost principality, which never happened.

- That is, no compensation to residents instead of the mythical park will not be?

- We are not building a residential complex, and the policy "after us at least a flood" is not applicable here. We are going to live here. Accordingly, we are the most interested people that it was comfortable here: both to us, and the closest neighbors, and numerous guests of the complex.

What you can now speak about now is the eastern and southern embankments from the "Lakhta Center", which in the area, landscaping and the level of comfort will be comparable to the park. Next to us is planned to complete reconstruction and the creation of an international sailing center on the basis of the Yacht Club "Hercules", with the entire infrastructure - a hotel and the tower to observe regatta. Also, to the west of our site, the construction of the Tennis Academy is planned, to the east - the placement of the Ecolacera and the Museum-ship "Poltava". Near the "Lachta Center" is now being built a large amphitheater, which can take several thousand people.

In fact, the industrial territory will turn into an open, comfortable environment. The project will be absolutely open, and access to it will be all.

- On the start of the construction of the Yacht Club and the Tennis Academy "Fontanka" wrote back in 2013. Why did they never start?

- As far as I know (these projects are not implementing our structure), delays occur partly due to changes in land use legislation, partly due to the delay in the adoption of the city's master plan for two years. It did not contribute to rapid construction and the overall budget situation. But no one has canceled projects, and they will be implemented.

How much can be seen on Gradplan, it is in these sites that the fooling is now cutting down, which is so worried about local residents?

- Yes, but we actually lead we. Part of the territory that is intended for the construction of a transport junction and sports and leisure infrastructure, we are now renting from the city and temporarily use to organize the construction process. And then we put in order and turn it back to the city already prepared. So, we hope it will be possible to save some time.

- Is it possible to build a dialogue with opponents "Lachta Center"?

- In most cases - yes. Moreover, getting feedbackWe see a clear adoption by the majority of the citizens of our project. But it happens that the constructive dialogue does not develop, because individuals have their own feelings of the inner dream.

- Do you mean an alternative project of one of the local activists?

- Exactly. It offers at the current stage to create instead of the embankment, for example, the beach name named after Alexander Bloka. Or a ready-made amphitheater to do a little differently and elsewhere.

- Is it possible to compare the defenders of Ohta with activists of Lachta?

- No, there was quite another. Ohta was a real urban referendum. It really was a struggle of opinions. Today's conversations compared to it are like the battle of Nanai boys and a professional boxing match.

By the way, in April, it was also said that Gazprom is negotiating with Smolny about the exchange of a plot in Ohta to another. How did it end?

- Now we are not in the stages of negotiations on the exchange of plots with the city. We are looking for a project that would definitely decorate this place, and would not want it to be given for a typical residential building. For myself, we see a social and business center there, perhaps with a residential component. This place is worthy of a landmark project.

Considering that Gazprom has a dialogue with any kind of activists on "Lachta Center", does this mean that the company has learned experience on Okhta?

- Of course, from the point of view of the formation of public opinion St. Petersburg - a special city. There are truly authoritative, recognized leaders of opinions, and any major developer projects need a comprehensive assessment. Building "Lakhta Center", we strive to approach the most carefully to their plans, given the queries of citizens and even to a certain extent looking into the future. But these 4 years of construction, I think we were as open as possible, and everyone who wanted to participate could do it.

But to reconcile all St. Petersburgers with a new dominant, which is visible even from the Petropavlovsk fortress, it still failed ...

- The urban environment of St. Petersburg is quite conservative. In this sense, this is a matter of introducing something new, futuristic, while habitat, which is familiar to residents of St. Petersburg. This is a truly difficult task - one project to create a new architecture in the city of classics.

But we hope that "Lakhta Center" will become a new attraction, a new height for St. Petersburg XXI century. Those urban guidelines, what was Peter-Pavel's Fortress In the XVIII century or Isaac in the XIX century.
